Market Update for January

It is still a strong buyers market in East Windsor, but compared to the November report below, where we had 21 months of inventory, it has begun to look a bit better for the sellers. We are now at a level of 15 months of inventory going into the new year. Why? The most likely reason is that many sellers have decided to take some time off as the number of available listings has dropped considerably.

Housing Market Update

There is currently a 21 month inventory of homes for sale in East Windsor township. There are 235 homes available but at a rate of only eleven selling per month, it will take that long for the current listings to sell. The current average list price is $243,998 with the average sale price in the last year at $255,836. It has been taking on average 121 days for the homes that have sold to find a buyer. These statistics make it a strong buyers market in East Windsor.
