First Half Report for 2010 - Year Over Year

With the first half of the year behind us, here is a look at how the real estate market is faring in East Windsor, New Jersey. There have been 262 homes sold in the past 12 months for an average sale price of $278,535. The average asking price was $303,725 and the homes spent an average of 91 days on the market.

The previous twelve months (July 2008 to June 2009) saw a per-house average sale price of $272,831 for the 225 homes that sold. The average asking price was $300,121 and it took on the average 100 days for them to sell.

Just a quick glance will tell you that the number of homes sold increased and the time on the market decreased the same from year to year, but that the average sold price increased 2%. While this may be statistically true, it may also relate to the type of homes being sold.

National Data versus Local Data

Single-Family Homes and Condos

Single-family home sales fell 6.9 percent to a seasonally adjusted annual rate of 4.43 million in January 2010 from a level of 4.76 million in December, but are 8.6 percent above the 4.08 million pace in January 2009. The median existing single-family home price was $163,600 in January, down 0.4 percent from a year ago.

Existing condominium and co-op sales dropped 8.1 percent to a seasonally adjusted annual rate of 620,000 in January from 675,000 in December, but are 38.1 percent above the 449,000-unit level a year ago. The median existing condo price was $172,400 in January, which is 1.4 percent higher than January 2009.

Regional Performance

Existing-home sales in the Northeast fell 10.9 percent to an annual pace of 820,000 in January 2010 but are 22.4 percent above a year ago. The median price in the Northeast was $245,300, a gain of 8.8 percent from January 2009.

Home Sales Market Conditions in East Windsor Township

We are beginning to collect statistics for year end reporting and, preliminarily at least, the 2009 East Windsor home market will look a lot like 2008 as the number of homes sold has held consistent in the 250 range. The number of homes on the market this year dropped from 528 last year to 512 in 2009. For comparison, in 2004 there were 656 homes marketed, and 509 of them sold.

With the current conditions, the stabilized rate of home sales combined with fewer homes on the market, will help reduce the inventory and continue to stabilize the East Windsor home sales market.

December 2009 Market Conditions

East Windsor currently has 157 homes for sale. Through today, there have been 252 homes sold so far this year. At this rate of home sales, it would take 7 months to exhaust the supply, making this a slight buyer's market. The average sales price has been $278,601 for homes were asking an average price of $306,831.

First-Time Homebuyer Tax Credit Extended and Expanded

It’s now official, Congress has extended and expanded the existing $8,000 homebuyers tax credit and the President signed it into law on Friday, Nov. 6th.

The new law extends the existing tax credit for East Windsor area buyers who have not owned a home that was their principal residence in the past three years and adds some new criteria and qualifying homebuyers.

The $8,000 credit was scheduled to lapse on December 1st, 2009 but will now be in effect through the end of June. Homebuyers must sign a contract before April 30, 2010 and close by June 30, 2010.

The income limits have been raised: Single buyers can now earn up to $125,000 and still get the full credit while a married couple can earn $225,000.

The bill also made more East Windsor, NJ homeowners eligible to claim the credit on their taxes. First-time buyers — those who have not owned a home in the past three years — still qualify for an $8,000 rebate. But now people who want to trade up can also qualify. Those who have owned and occupied a residence for at least five years out of the past eight can claim a $6,500 tax credit if they close on a purchase by the end of June.

News about East Windsor

In a story in the January 26th edition of the Times of Trenton, Rose Y. Colon writes:

First came a 145,000-square-foot Wal-Mart along Route 130, then the opening of the McGraw-Hill Federal Credit Union followed by the approved expansion of Shiseido and Conair to more than 1 million square feet each.

It may be hard to imagine another year of such economic boom times as the township experienced last year, but there are indications that more businesses will bloom in East Windsor in 2006.

In 2005, township officials also approved the construction of four adult communities: the Riviera at East Windsor on One Mile Road, Enchantment at East Windsor on Monmouth Street, Gentry at East Windsor on Lanning Boulevard Extension and Regency Woods at East Windsor located on Wyckoffs Mill and Prosbaco roads.

"People have already moved into the Riviera. The Gentry will feature three condominium buildings with underground parking," said Mayor Janice Mironov.

Mironov said construction for all four adult community projects will continue in 2006, along with the creation of more preserved open space and farmland in the township.

Mironov boasted about the township's inventory of more than 2,400 acres of preserved open space, the largest in the county. She said township officials had secured in December an additional 38 acres of preserved farmland along Etra Road.

"We are moving forward on four projects totaling 160 acres," she said.

The projects targeted are 17 acres on One Mile Road West, 12.5 acres off Brook Tree Road, 3.5 acres off Maple Stream Road and 121 acres on Etra Road.

Expected to be approved this year is the transformation of the 12-acre East Windsor Speedway into a community of 53 single homes. The project saw bumps along the road late last year because of contamination on the site.

What remains a mystery is the future of a 3.3-acre property along Route 130 that formerly housed a state police barracks.

Last summer, the owner of the property, Kenneth Esdale, expressed his desire to combine the barracks with the adjoining 5.1-acre property he also owns and build a Wawa convenience store and gasoline station.

The barracks site is zoned as low-density residential, which would not allow any commercial establishments, according to Mironov.

Mironov said rezoning the property is a possibility that is being considered.

"I would love to see a bookstore," Mironov said in discussing the numerous types of businesses that might come to town in 2006.
