Market Update for January
It is still a strong buyers market in East Windsor, but compared to the November report below, where we had 21 months of inventory, it has begun to look a bit better for the sellers. We are now at a level of 15 months of inventory going into the new year. Why? The most likely reason is that many sellers have decided to take some time off as the number of available listings has dropped considerably.

Selling Prices of Homes in the Neighborhoods of East Windsor
The final selling prices of homes and numbers of homes sold in the various sections of East Windsor township for the last two years have been updated in the Neighborhoods section of this website. Housing Market Update
There is currently a 21 month inventory of homes for sale in East Windsor township. There are 235 homes available but at a rate of only eleven selling per month, it will take that long for the current listings to sell. The current average list price is $243,998 with the average sale price in the last year at $255,836. It has been taking on average 121 days for the homes that have sold to find a buyer. These statistics make it a strong buyers market in East Windsor.

Weidel Spooktacular
A little blatant advertising coming up. Weidels Hopewell Valley office is hosting a Spooktacular on Friday, October 28th from 4:00 pm til 7:00 pm. There will be Food, Face Painting, Music, Prizes, and other treats. Being held for our customers and for the community at large, we invite you to bring your little ghouls and goblins for pumpkin painting. The event is held at our office in Pennington located across Route 31 from the Pennington Market. The rain date for the affair is on Saturday, October 29th, same time - same place.

9 Months into 2011 Statistics
In 2010, East Windsor saw 177 homes sold at an average price of $261,605. Those homes that sold took an average of 97 days to do so.
So far this year, with 9 months behind us, there have been 120 homes sold, at an average price at the closing table of $245,873, having taken 120 days to do so. The median price was $242,500. It appears that the end of the year stats will indicate longer times on the market and selling prices having come down again.

So How's The Real Estate Market Doing?
Well, we are halfway through this year. How are things stacking up against last year?
In East Windsor township, we have had 137 sales in the past 12 months compared to 262 in the preceding twelve months. The average sale price has dropped from $278,535 to $259,063 and it is taking 114 days for the average sale to get a contract compared to 91 days in the previous 12 month span.
This makes it a tremendous buyers market with 490 homes available and interest rates at historically low levels. Check out the homes on the market.

Market Statistics for 2010
The number of East Windsor township homes sold in 2010 decreased by 35% over 2009, from 268 homes to 176 residences. The average sold price in 2009 was $281,055 and increased to $263,023 this last year. The average days on the market did increase ever so slightly from 96 to 97 year over year.

In a story in the January 26th edition of the Times of Trenton, Rose Y. Colon writes:
First came a 145,000-square-foot Wal-Mart along Route 130, then the opening of the McGraw-Hill Federal Credit Union followed by the approved expansion of Shiseido and Conair to more than 1 million square feet each.
It may be hard to imagine another year of such economic boom times as the township experienced last year, but there are indications that more businesses will bloom in East Windsor in 2006.
In 2005, township officials also approved the construction of four adult communities: the Riviera at East Windsor on One Mile Road, Enchantment at East Windsor on Monmouth Street, Gentry at East Windsor on Lanning Boulevard Extension and Regency Woods at East Windsor located on Wyckoffs Mill and Prosbaco roads.
"People have already moved into the Riviera. The Gentry will feature three condominium buildings with underground parking," said Mayor Janice Mironov.
Mironov said construction for all four adult community projects will continue in 2006, along with the creation of more preserved open space and farmland in the township.
Mironov boasted about the township's inventory of more than 2,400 acres of preserved open space, the largest in the county. She said township officials had secured in December an additional 38 acres of preserved farmland along Etra Road.
"We are moving forward on four projects totaling 160 acres," she said.
The projects targeted are 17 acres on One Mile Road West, 12.5 acres off Brook Tree Road, 3.5 acres off Maple Stream Road and 121 acres on Etra Road.
Expected to be approved this year is the transformation of the 12-acre East Windsor Speedway into a community of 53 single homes. The project saw bumps along the road late last year because of contamination on the site.
What remains a mystery is the future of a 3.3-acre property along Route 130 that formerly housed a state police barracks.
Last summer, the owner of the property, Kenneth Esdale, expressed his desire to combine the barracks with the adjoining 5.1-acre property he also owns and build a Wawa convenience store and gasoline station.
The barracks site is zoned as low-density residential, which would not allow any commercial establishments, according to Mironov.
Mironov said rezoning the property is a possibility that is being considered.
"I would love to see a bookstore," Mironov said in discussing the numerous types of businesses that might come to town in 2006.
